Two lot subdivision proposed
The Columbia Falls city council will take up an application for a two-lot subdivision at 269 Rocky Lane at its Oct. 16 meeting.
Herbert Enterprises is looking to split an 8-acre parcel into a 3.56 acre parcel and a 4.55 acre parcel.
Rocky Lane runs east and west between 12th Avenue West North and Meadow Lake Boulevard. The lot is just north of the Weyerhaeuser MDF mill.
The property is currently zoned CR-1, which allows for one-acre lots and the growth policy calls for urban residential, which allows for even greater density, though none of that is proposed here.
Called the Rocky Tops Cabins subdivision, the basic plan is to split the L shaped lot into two parcels. A variance to subdivision regulations is requested in order to have a driveway that serves the two lots.
“The subdivision fronts on Rocky Lane in Columbia Falls. Since the proposed Lot 1 will not abut a standard street, the applicant will be required to construct the driveway to Columbia Falls Rural Road Standards through Lot 2 to touch Lot 1 and end in a turn-around approved by the Columbia Falls Fire Chief. The minimum travel surface for a rural standard road not eligible for annexation is a 20-foot paved surface,” the staff report notes.
The Columbia Falls City-County Planning Board approved the subdivision late last month.
