City OK’s zone change for Levang property on Rogers Road

The Columbia Falls city council on Aug. 29 approved a zone change at 435 Rogers Road on a parcel owned by Loretta and Ronald Levang from suburban agriculture 10 acres (CSAG-10) to CR-1 (suburban residential).

The family asked for a zone change so other family members could build houses on the 5.4 acre property.

The zone change complies with the growth policy.

No one spoke against the zone change at a public hearing, but resident Shirley Folkwein noted a typographical error in the application that said the property will be annexed into the city limits — it will not.

CR-1 zoning allows for homes on lots with a minimum of one acre. The property already has two wells and four existing septic systems.

All told, the lot is seven acres, but some of it isn’t in the city’s planning jurisdiction.

It is not in the floodplain.

The council’s vote was unanimously in favor of the zone change.
